House prices are still going up. In 2022, the costs of homes purchased by families grew by an average of +3.8% over the year. This was noted by Istat, specifying that this increase, which follows those of the previous two years, is the largest since the historical series of the IPAB index was available (2010). On average, in 2022, the prices of new homes will register a +6.1% and those of existing homes will grow by 3.4%. However, Istat specifies that compared to the average of 2010, the first year for which the IPAB historical series is available, in 2022 house prices decreased by 9.5% (+14.2% for new houses and -17.1% for the existing ones).

“Well, excellent news! A positive fact that the value of Italian homes is growing. Unfortunately, however, this is a fact destined to get worse soon”. So Massimiliano Dona, president of the National Consumer Union comments on the Istat data which indicates, on average, in 2022, a 3.8% rise in house prices. “The sudden rise in interest rates decided by the ECB, by driving up the cost of mortgages, will produce a drastic reduction in buying and selling volumes, already down, not surprisingly, by 2.1% in the fourth quarter of 2022, with negative consequences on house prices” concludes Dona.
