Monza and Brianza, 22 May 2023 – Buying a house at auction is an excellent opportunity to choose the home of your dreams by paying less than its market value. The potential of the sector is clear: on the one hand there is dynamism, with the courts offering new properties every week, on the other, convenience, since the properties in question come from bankruptcy or foreclosures and are therefore offered at very advantageous prices . All of this, however, must not lead us to believe that we can act lightly, since the risk is very high. “Buying a house that doesn’t suit your needs or with problems that you don’t notice at first can be very heavy, because it then becomes extremely difficult to get rid of. Therefore it is essential to rely on professionals capable of analyzing and fully understanding all the documentation provided by the court” explains Jean Lipardi, manager of three Lombard offices of Agl Aste Immobiliari (with competence in the Monza and Brianza area, Saronno-Varese, Vimercate-Lecco and Cantù-Como), which also underlines the decisive contribution of the consultant in identifying in advance what the hammer price of the property will be. As? “Using the accumulated experience and studying in detail market trends and precedents relating to the same type of property, the area and the size of the house in question”.
After all, knowledge of the market and the dynamics of the sector were also decisive for the opening of the company’s Monza office. “It was March 2020, in full lockdown, I decided to follow my instincts imagining that at the end of the pandemic people would look for larger accommodations with open spaces – says Lipardi – I hypothesized the exodus of many Milanese towards Brianza which it is then realised”. And many of them have opted for the purchase of properties at auction, which is extremely convenient even though it imposes rather tight decision-making and action times. In this sense, relying on an expert consultant is crucial. “It is important to know how to withdraw when the purchase is no longer convenient” adds Lipardi, who sets the quota limit at 80% of the market price, but underlines how “for important properties such as villas and castles it is also possible to conclude at 50 percent of the value”.
To choose the professional to rely on, it may be useful to look at the working method they apply. “Agl Aste Immobiliari, for example, uses the same modus operandi in all its offices – explains the consultant – The customer signs a contract with no time limits for the management of the search for his home and every Wednesday, thanks to a software designed by us , receives an email in which the new properties that have the characteristics requested by him are presented”. Despite the lack of time limits, in most cases “the research is completed within 3-6 months, with an average auction closing rate of 70%”.
An element of primary importance is then access to mortgages and financing. “Our credit department – adds Lipardi – collaborates with 18 banks thanks to which we are very often able to cover 100% of the amount necessary to participate in the auction”. A factor that is not insignificant, given the very rapid times required by the sector.
